For business premises, a tenant can be evicted if the property is left unoccupied without a valid reason for thirty (30) consecutive days. Alternatively, eviction is permitted if the premises are empty for ninety (90) non-consecutive days within a single year. This ground for eviction can be modified if the landlord and tenant have agreed to different terms in their contract. The purpose of this law is to prevent the wastage of commercial space and maintain the economic vitality of commercial districts.
