    Does a tenant have a "Right of First Refusal" for a reconstructed unit?

    If a landlord demolishes and reconstructs or renovates a unit, the original tenant has the right of first refusal to return to that unit. To exercise this right, the tenant must notify the landlord within thirty (30) days of being informed of the opportunity. In such cases, the new rent must be determined according to the fair market value criteria established in the rental law. this right protects long-term tenants from being permanently displaced by a landlord's decision to modernize or rebuild their property.
