Can a landlord increase rent if the contract is less than two years old?

According to Law No. (26) of 2007, a landlord is generally prohibited from increasing the Rent before the lapse of two (2) years from the date the contractual relationship was first established. After this period, any increase must adhere to the percentages and criteria established by RERA. This two-year stabilization period is intended to provide tenants with financial predictability and to prevent frequent, arbitrary price adjustments in the initial years of a tenancy.
