    In the Dubai real estate market, 90,000 brokers are competing for a single paycheck. Many of them are "pill givers" who will say anything to close a deal. But I operate under the discipline of an officer’s son: my reputation is my currency. I have famously blocked high net worth clients who requested kickbacks or commission splits. I do not bag for business, and I am not ready to sell my respect for money.


    The Cost of the "Kickback"


    When a client asks for a kickback, they are essentially asking me to give them a piece of my "bread and butter" that I have earned through 10 years of expertise. I ask them: "Would you give me a mate's room in your new house for free?". The answer is always "No". My knowledge is not free, and I am rewarded for it through my commissions.


    Why I Say "No" to Bad Deals


    Most brokers are afraid to say "No". They will tell you every project is "very good" and "will go up" because they are desperate for the sale. I am the Second Doctor of Real Estate. I have called my clients and told them not to buy a unit even after the token was issued, because the series or layout was not up to the mark.

    I once spent nearly two hours with a client from the UK, taking them to multiple developer offices. When they went behind my back to close with another agent to save a few dirhams, I blocked them immediately. I do not deal with people who have that mindset. If you are treating me as a generic dealer rather than a consultant, we are not a match.

    I don't just want your signature on a contract: I want to manage your property for the next 10 years. I take 100% responsibility for what I sell.
