In real estate, you must follow the data of scarcity. In Dubai, only 7% of the total inventory is waterfront, and less than 3% has direct beach access. While Palm Jumeirah launch prices were 1,800 AED PSF and now trade between 6,000 and 9,000 AED PSF, the Opportunity Investor is looking for the next logical arbitrage play: Maritime City.

The Transformation of the Industrial Barrier

Currently, Maritime City is known for its industrial warehouses and ship repair operations. This creates a psychological barrier for amateur "pill giver" brokers and emotional investors who find the area "ugly". However, the government has informed officials that these operations will be moved to Port Jebel Ali by 2027 or 2028.

This is the "Double Bite" technique in action. You buy now while the price is suppressed by the industrial view, and you profit when the area transitions into an ultra luxury residential hub. Once the warehouses are gone and the beach extension is complete, the prices will realign with other prime waterfront communities.

Billionaire Row and the Luxury Transition

Maritime City features a specific row of plots known as Billionaire Row. These front row plots are owned by developers like Omniat and its sister company Beyond, who specialize in the ultra luxury sector. My clients have already purchased units here at 2,100 AED PSF that are now trading at 2,800 AED PSF. We are looking at a target price of 4,500 to 6,000 AED PSF in the upcoming years.

    Beach Extension and Connectivity

Maritime City recently received approval for the extension of the island to create a beach. This is a massive driver for capital appreciation because communities with direct beach access trade at a significant premium. Furthermore, the area is only 12 to 14 minutes from DIFC and Downtown, offering a prime location for high net worth individuals who want a waterfront lifestyle without a long commute.
