    When is eviction allowed for comprehensive property maintenance?

    Eviction at the end of a lease is permissible if the property requires restoration or comprehensive maintenance that cannot be performed while the Tenant is in residence. The condition of the property must be verified by a technical report from the Dubai Municipality. The Landlord is required to provide the Tenant with at least twelve (12) months' notice before the eviction date. This ensures that major structural repairs can be carried out safely while providing the Tenant with a fair transition period.
