When are co-owners allowed to subdivide a unit?

A unit owned by multiple persons cannot be subdivided unless the Master Community Declaration permits it. Furthermore, the owners must obtain the express approval of the DLD and any necessary licences from the Competent Authority. This ensures that any subdivision complies with the original building design and community standards. Without these approvals, the unit remains a single legal entity in the Real Property Register, regardless of the number of individuals who hold a share in it.
