    What is the grace period for an owner to pay service charges before enforcement?

    If an owner fails to pay their share of Service Charges, the management entity must first serve a formal written notice approved by RERA. The owner is then granted a thirty (30) day grace period to settle the outstanding amount. Only after this period expires without payment can the management entity proceed with a financial claim through the RDSC. This claim is then enforceable by the execution judge, who may eventually order the unit to be sold at a public auction.
