If a Developer or Management Company is proven incompetent or unable to maintain the sustainability of a project, the CEO of RERA can intervene. For Category 1 or 2 projects, RERA may appoint a specialised Management Company to take over the management and operation of the common parts. In Category 3 projects, RERA will notify the Owners Committee of the violations, serve a warning to the current company, and then appoint a qualified replacement to ensure the property is serviced correctly.
