    When can a landlord evict a tenant for non-payment of rent?

    A landlord has the right to seek eviction before the lease expires if the tenant fails to pay the Rent within thirty (30) days of being served a formal Notice. This notice must be served through a Notary Public or by registered mail to be legally valid. Unless the parties have a different agreement in their contract, this thirty-day period serves as a final grace period for the tenant to settle their financial debt and avoid the termination of their tenancy rights.
