For land-based jointly owned properties, Common Parts extend to the surrounding infrastructure. These include roads, roundabouts, intersections, and drainage systems. Unless designated otherwise on the site plan, Shared assets also include lakes, ponds, canals, and fountains. Public areas like parks, playgrounds, rest areas, and car parks intended for visitors or the Management Entity are also classified as Common Parts. These areas are necessary for the existence and safety of the community and are maintained for the collective benefit of all owners.
