    Is an eviction notice transferable if the property is sold?

    If a landlord serves a valid twelve (12) month notice for eviction (for example, to sell the property) and then sells the unit during that period, the new owner typically steps into the legal position of the seller. The existing notice generally remains valid, as the Lease Contract and its associated legal actions continue with the new owner. However, the tenant should verify that the new landlord intends to proceed with the eviction ground stated in the original notice served through the Notary Public.
