How does the law define the structural common parts of a building?

Article (7) provides an extensive list of Common Parts, including main supports, foundations, columns, and structural walls. It also includes ceilings, staircases, facades, and roofs as collective property. Unless the site plan indicates otherwise, Article (7) also classifies emergency exits, windows in external walls, and halls as common areas. This legal classification prevents individual owners from altering components that are vital to the sustainability and safety of the entire building structure.
