    Yes, a developer may designate certain Developer-owned Areas on a Master Plan or Site Plan for private, commercial, or investment use. This must be done when obtaining the first approval of the plans and requires the consent of both the DLD and the Competent Authority. However, the use of these areas is strictly subject to the Master Community Declaration and must not infringe upon the established rights of individual unit owners within the community.
