What structural components are classified as Common Parts in a building?

The Common Parts of a building include all segments designated for shared use by owners and occupants. Legally, these include structural components like main supports, foundations, columns, structural walls, ceilings, and roofs. Unless the Site Plan indicates otherwise, Common Parts also include halls, parking aisles, entrances, and emergency exits. Furthermore, windows in external walls, faades, and stairwells are protected as shared property. These areas are essential for the maintenance and structural integrity of the entire Jointly Owned Real Property.
