What are the rules for substantial alterations to a unit?

    Ali Faizan Syed1 min read0 viewsUpdated 1/2/2026
An occupant may only make substantial alterations to the structure or external appearance of their unit after obtaining three key approvals: the Master Developer, the DLD, and the Competent Authority. Occupants are liable for the cost of remedying any damage caused by unauthorised modifications. If they fail to fix the damage, RERA or the Master Developer may appoint another entity to perform the repairs at the occupant's expense. This protects the structural integrity and aesthetic of the entire building.
