    The registration fee for a usufruct or long-term lease is typically four percent of the property value. Unless otherwise agreed, this is split between the parties: two percent (2%) is collected from the owner, landlord, or usufruct holder, and two percent (2%) is collected from the tenant or person acquiring the usufruct right. For rent-to-own contracts, the landlord pays 2% of the value, while the tenant pays 2% plus an additional quarter percent (0.25%) of the financed amount.
