    The world is currently obsessed with artificial intelligence. You can open ChatGPT and it will give you every bit of information you think you need. It can tell you that the average price per square foot in JVC is around 1,500 AED or that waterfront inventory is only 7% of Dubai鈥檚 total supply. But let me be brutally honest with you: information is free, but knowledge is the only thing that creates wealth. I am a data certified consultant, and I have used AI tools since they launched to streamline my presentations. However, AI is a "donkey worker" that runs around with data. It lacks the empathy, the intuition, and the surgical ability to perform a financial CT scan on your portfolio.

    The Empathy Gap: What AI Cannot Do

    AI might give you a list of projects, but it will not help you select the specific unit series that will outperform the rest of the building. It won鈥檛 walk through floor plans with you to see if the direction of the sun or the layout efficiency will affect your future resale value. More importantly, AI will not help you transfer your funds from India or any part of the world, nor will it manage your property for free after the sale.

    Real estate is a human business. It is about empathy and emotional connection. We are social animals, and high stakes deals are closed through trust, not algorithms. I have closed single deals worth 57.8 million AED because I built a relationship, not because I sent a generated list of links. AI can fetch the information if you are not able to implement that information anywhere, it is pointless.

    Implementing Information into Strategy

    If you have information but cannot implement it, that data is useless. While 80% of brokers in this city are "hunting" for leads, I spend 80% of my time on sales strategy and relationship building. I qualify leads using data systems so that I can focus on the 20% of work that actually moves your portfolio from survival mode to Cheetah Mode.

    A standard broker will tell you a unit is "good". A Doctor of Real Estate will tell you that a studio is priced higher because of the parking cost, or that the 03 series has a 10% better layout efficiency. That is the difference between a pill giver and a surgeon. AI cannot live with humans; it can chat with you voice to voice, but it will not give birth to your kids or share your family values.

    The Danger of Inaccurate Data

    AI fetches information from open sources, and in Dubai real estate, those sources are often wrong. I checked a source this morning where a one bedroom was listed at 584 square feet while the two bedroom was 633 square feet, which is inaccurate for a living area measurement. AI repeats information you already gave it rather than understanding your specific needs. It cannot tell you which developer is in jail or which contractor is failing to deliver.

    You need a human who has used the roads every day, who has worked in Business Bay for years, and who knows the master plans better than a bot. My military background, being the son of an officer, gives me the discipline to be brutally honest. I would rather say "No" to a client and lose a deal than sell them a bad unit.
