    For projects falling into Category 3, Article (18) stipulates that the management of common parts is handled by a specialised management company. This company is selected and contracted by RERA based on standards approved by the Director General. These projects must have an Owners Committee appointed by RERA to oversee the management entity's performance. This model provides independent oversight for smaller or standard residential and commercial buildings within the Emirate.
