Who is responsible for property maintenance during the lease term?

Unless the parties agree otherwise, the Landlord is responsible for all maintenance works during the term of the lease. This includes repairing any breakdown or defect that prevents the Tenant from fully using the property for its intended purpose. The Landlord must ensure that essential systems remain functional and that the structure is safe. This protection ensures that Tenants receive the value they are paying for in Rent, as the Landlord maintains the asset's overall habitability and serviceability throughout the tenancy.
