RERA has the authority to cancel a project based on a technical report for several reasons. This includes cases where the developer fails to commence construction despite having all approvals, or if they have no genuine intention to implement the project. Cancellation can also occur if the developer is declared bankrupt or commits serious offenses regarding the Escrow Account. RERAs decision is final if a subsequent developer grievance is rejected, leading to the refund of all purchaser payments.
