For Master Projects involving land plots, the law identifies various water-related features as Common Parts. Unless otherwise noted on the Site Plan, this includes lakes, ponds, canals, and fountains. Other waterways and water features, along with all the mechanical equipment required for their operation and filtration, are also shared property. These elements contribute to the community's aesthetic and environmental value and are maintained for the enjoyment of all occupants through the collection of Usage Charges by the Master Developer.
