    What legal powers does a management entity have for unpaid fees?

    Article (32) grants the Management Entity a lien on every Unit for any unpaid Service Charges. This means a unit cannot be disposed of until the charges are settled. If payment is not made within thirty (30) days of a RERA-approved notice, the claim becomes enforceable by the execution judge at the RDSC. The judge can take severe actions, including ordering the unit to be sold at a public auction to recover the debt.
