What is the penalty for a Tenant failing to occupy business premises?

For properties used as business premises, a Tenant can be evicted if they leave the property unoccupied without a valid reason. The law specifies that this applies if the premises are empty for thirty (30) consecutive days or ninety (90) non-consecutive days within a single year. This rule aims to maintain the economic vitality of commercial areas and prevent the wastage of prime business locations. However, this provision can be modified if the Landlord and Tenant have agreed to different terms in their contract.
