Article (35) allows RERA to serve a written notice requesting repairs if the common parts are not being duly maintained. If the Management Entity fails to act, RERA can appoint another entity to perform the work. The costs for these repairs are then debited directly from the propertys Service Charges or Usage Charges account. This ensures that essential maintenance is never stalled by management negligence, preserving the buildings sustainability and value.
