Under what conditions can a Landlord evict a Tenant for urban development?

A Landlord may seek eviction upon the expiry of the Lease Contract if government entities mandate the property's demolition and reconstruction. This must be done in accordance with the urban development requirements of the Emirate. To exercise this right, the Landlord must notify the Tenant of the eviction reasons at least twelve (12) months in advance. This long notice period ensures that Tenants have ample time to find alternative accommodation when their displacement is caused by wider city planning initiatives.
