Beyond has acquired a massive land parcel for Siora spanning approximately 200,000 square metres (or 20 hectares) on Island B, the Shore Island. In a market where beachfront plots are the rarest and most expensive form of land, the developer has surgically opted for an extremely low-density master plan. While the Urban Core (Island A) is designed to house 31,000 apartments, Siora will feature only 1,500 residences across its entire 20-hectare footprint. This means that 140,000 square metres (70% of the plot) is dedicated entirely to open spaces, parks, and Japanese-inspired gardens. This creates an exclusive, resort-style sub-community that stands in stark contrast to the high-density high-rises found elsewhere in the city. For an investor, this rarity and exclusivity act as the primary drivers of long-term value, as properties that offer a low concrete footprint and a "biophilic connection" with nature are scientifically proven to be more desirable for high-net-worth individuals.
