Under Article (18), projects classified as Major Projects (Category 1) are managed directly by the Developer. The developer is responsible for the operation, maintenance, and repair of Common Parts. These projects must also have an Owners Committee appointed by RERA from among the residents. The developer may outsource these duties to a Management Company, but this agreement must receive prior approval from RERA to ensure professional standards are maintained.
