    Article (16) clarifies that while an owner may lease their unit, they remain obligated to ensure the tenant complies with the community statute. Regarding finances, the owner is generally liable for Service Charges and Usage Charges. Even if the lease agreement states the tenant should pay, Article (16) stipulates that the Owner is not discharged from liability if the tenant defaults. This ensures that the Management Entity can always recover essential funds from the registered property owner.
