The full explanation

Rental triangulation is a surgical method used to prove long-term asset value by looking at comparable ready units. Currently, one-bedroom apartments in established beachfront icons like Blue Waters or Palm Jumeirah are renting for approximately AED 300,000 per year. If we apply a standard market yield of 5% to a property generating that level of rent, the implied asset value is AED 6 million. Siora units are currently being acquired at a much lower entry point (approx. AED 3.6M) at 3,000 AED per square foot. Given that genuine beachfront and waterfront properties contribute only 6% to Dubai’s total inventory, the scarcity premium is immense. As the area matures and the "middle of nowhere" perception dissipates, Siora’s rental potential is expected to converge with the Palm, naturally dragging the asset value toward that 6 million mark.
