Can a landlord evict a tenant to demolish and reconstruct a building?

A landlord can seek eviction upon lease expiry if they intend to demolish and reconstruct the property or add structures that prevent the tenant's use. To do this legally, the landlord must obtain the required permits from the Competent Entities in the Emirate. Furthermore, a twelve (12) month written notice must be served to the tenant prior to the eviction date. This protects the owners right to develop their asset while ensuring the tenant is not suddenly displaced without significant warning.
