    Can a developer charge for extra area discovered after handover?

    The law is very clear regarding excess area in completed units: if a unit is found to be larger than the area stated in the contract after handover, the developer may not claim any payment for that extra space. The original contract price is considered final in this regard. This rule protects purchasers from unexpected "top-up" fees at the time of handover, placing the responsibility on the developer to ensure their off-plan measurements and construction align with the sold specifications.
