    How long does a developer stay liable for mechanical and electrical works?

    While structural liability lasts ten years, a different period applies to building systems. A developer is liable for one (1) year from the date a unit is handed over to the owner for any defective installations. This includes mechanical, electrical, sanitary, and sewerage installations. If an owner refuses to take possession, this one-year period begins from the date the project's completion certificate was issued. This ensures that all essential functional systems of a new unit are guaranteed for its first year of operation.
