    The Supply Constraint

Let's talk basic economics. We have thousands of investors who have been waiting for The Heights re-launch for over 33 months. Today, the data confirms a total release of only 1,259 units across three clusters.

Do the math: If just 2,000 investors register an EOI (a conservative estimate for Emaar), nearly 40% of buyers will walk away empty-handed. Your strategy needs to be data-driven.

    1. Salva: The Bulk (38% of Supply)

    Availability: Medium

With 483 units, Salva has the highest allocation. This is intentional. Emaar knows the AED 6M price point drives volume. However, because it is the "cheapest" entry, it attracts *everyone* from first-time buyers to bulk investors buying half-floors.

Risk: High competition. You are fighting against the sheer volume of applicants.

    2. Serro: The Squeeze (30% of Supply)

    Availability: High Scarcity

With only 383 units, Serro is the smallest cluster in this release. It sits in the dangerous "middle ground." It is nicer than Salva but cheaper than Serro 2.

Prediction: This will be the "Goldilocks" cluster that everyone pivots to when Salva sells out. Expect it to vanish instantly due to the lower unit count.

    3. Serro 2: The Premium Tier (31% of Supply)

    Availability: Medium-Low

At 393 units, supply is similar to Serro, but the AED 8.7M+ price tag acts as a natural filter. Not everyone qualifies for this bracket.

Opportunity: You statistically have a *better chance* of securing a specific unit (e.g., Corner Plot, Park Facing) here because the buyer pool is smaller and more qualified.

    Ali's Allocation Strategy

How do you beat the odds?

    • Option A (The Safe Bet): Register for Serro 2. Less competition per unit means higher probability of getting exactly what you want.
    • Option B (The Investor Play): Register for Salva, but give your agent (me) the authority to "Upgrade" you to Serro if Salva is oversubscribed. Flexibility wins allocation.
    • Option C (The Sniper): Target the 3-Bedroom units in Serro. They are the scarcest product type in the scarcest cluster. High risk, high reward.
